Pricing Strategy
Pricing your home correctly is crucial for a quick sale. Research shows that overpricing often leads to sellers getting less than if they had priced it right from the start. The first 2-3 weeks on the market are the most critical; we aim to price your home to receive an offer within this period. Homes priced correctly attract high activity, many showings, and offers. Slightly overpricing by 2-3% may result in high showings but no offers, while pricing 5% or more above market value leads to low activity, minimal showings, and no offers.

5. Disclosures
Prepare for a smooth contract process by pre-filling necessary forms.
6. Go On Market
It’s time to put your home on the market and begin showings!
7. Negotiate Offer
We will review all offers and negotiate for your most preferred terms.
8. Offer Accepted
Congratulations!! We will celebrate and begin our closing process.
9. Negotiate Repairs
After the buyers perform their inspection we will negotiate any necessary repair requests.
10. Appraisal
The buyers lender will order an appraisal to confirm the value of the home.
11. Closing
We will go to title and sign all the closing documents. As soon as the loan funds, your home is sold!

Before You List
Pre-Market Prep
Sellers Disclosure
The mandatory disclosure of all pertinent information about your home, including condition and defects, to your future buyer.
Additional Forms
Depending on the age and specific features of your home a few additional documents might be required, such as a lead paint disclosure.
Survey & T47
If you have an existing survey we will collect that as well as a T47 form to ensure you haven’t made any changes to the property since your last survey.
Pre-Market Documents
Getting these documents in order BEFORE going on the market ensures less opportunity for hiccups once our transaction process starts.
Why Do I Need an Inspection?
Our main goal is to ensure we avoid any bumps within your transaction. One way to prevent unforeseen issues is to do a pre-market inspection to avoid any surprises during our buyers option period.

Receiving Offers
When we receive multiple offers we will set a deadline for buyers to submit their best and final offers. Once that deadline is reached we will go over each offer and narrow down our top contenders until we find one that we would like to counter or accept.
Congratulations!! It’s time to get started on our next checkpoints in our transaction.
The first term of our contract will be our buyer delivering their option and earnest fees within the first three days. Our closing manager will ensure this deadline is met.
During our option period the buyer will have an inspection done and submit a repair request. We will negotiate these terms until both parties are comfortable to move forward.
Should our appraisal not meet value depending on the terms of our contract we may begin negotiations to move the contract forward.

Staging & Photography
Staging
We provide a courtesy one hour meeting with our staging team. They will take a look at your home and go over what changes to make in your home in order to make sure it photographs and shows in the best light possible.
Professional Photography
Ensure your home is showcased in the best light by getting professional quality photos done. An average buyer only looks at the first 3-5 photos of a house before deciding if they are interested.
Virtual Tour
Give your home an advantage over other homes on the market by giving buyers a clearer picture with a virtual 3D tour of your home. This sets your home apart and also eliminates unnecessary showings.
Selling Your Home
Get Photo Ready
-Remove fridge magnets and have nothing hanging on the refrigerator Remove kitchen towels that are hanging
-Clear counter tops including small appliances such as toasters & blenders No pots or pans on stove top
Remove trash can
-Beds are to be made
-Pack away any kids toys
-Clear any table tops & bedside tables except bedside lamps
-Open drapes or blinds
Note: When it comes to accessories on a table-less is more. No more than 2 per table.
-Remove toiletries/bottles from vanity and bathtub/shower area
-Clean mirrors
-Remove waste baskets
-Have towels hanging neatly on towel rails
-Close shower curtain halfway to expose tub area
-Toilet lids down
-Garage doors closed, No cars in driveway or in front of house
-Put trash cans out of sight
-Sweep driveways and sidewalks
-Rake leaves, pull weeds, remove dead plants, mow lawn and edge
-Clean pool (if applicable)
